Building the operating system for HOA communities
Dwella exists because HOA management is broken — for boards, residents, vendors, and builders alike.
The problem we're solving
Homeowners associations manage billions in community assets, yet most still operate through a patchwork of spreadsheets, email threads, property management portals built in the 2000s, and PDF attachments that nobody reads.
Boards spend evenings chasing down dues payments and violation photos. Residents submit requests into a black hole. Vendors get jobs via text message. New communities take months to onboard. Nobody has a complete, real-time picture of their community.
We built Dwella to change that — one shared system for everyone who touches a community.
What we believe
Communities are complex, so the software should be simple. Most HOA software was designed for property managers, not for the boards and residents who actually live there. Dwella flips that — intuitive for anyone, powerful enough for professionals.
AI should handle the operational load, not generate more work. Our AI agent doesn't produce reports you have to review — it classifies maintenance requests, flags duplicate violations, drafts board communications, and surfaces what actually needs a human decision.
Transparency builds better communities. When every stakeholder — board, resident, vendor — has a consistent view of what's happening, disputes resolve faster and trust compounds. Dwella is built around shared context, not siloed portals.
Who we build for
HOA boards — elected volunteers who deserve tools that make governance feel manageable, not like a second job.
Residents — homeowners who want a single place to pay dues, submit requests, read meeting minutes, and actually understand what's going on in their community.
Vendors — contractors and service providers who need clear job scopes, documented approvals, and timely payments without the phone tag.
HOA managers — professionals managing multiple communities who need leverage, not more dashboards to watch.
Builders & developers — teams handing over new communities who want the transition to be smooth, documented, and not a warranty claim waiting to happen.
Where we are
Dwella is an early-stage company building in public. We're onboarding our first communities in 2026 and iterating closely with boards and residents to get the product right before we scale.
If you're managing an HOA — or thinking about the problem from any angle — we'd love to talk. Reach out.
